Specifically, we identify building defects which compromise the structural integrity of a dwelling and weatherproofing and/or waterproofing of building elements.

  • Nostrum Group offer an advisory service to our clients which includes liaison on their behalf with Builders, Owners, Consultants, Engineers, Subcontractors or Statutory & Regulatory Authorities to ensure an efficient, timely chain of communication amongst all stakeholders.

    By advising all parties throughout the construction or remediation of structures, we ensure quality control to minimise risk and the rise of defects.

    We also coordinate with multiple disciplines and specialists as well as quality project management and technical oversite services tailored for each of our projects.

    We use a multi-faceted, seamless approach which entails collaboration with engineers, licenced contractors, consultants, architects, certifiers and more importantly, our clients.

  • Nostrum Group provide general condition assessments as well as post-construction and pre-construction dilapidation reports which may be required condition by Local Council Authorities under a Development Application (DA) or Construction Certificate (CC).

  • Nostrum Group offers project management or superintendence of construction and remedial projects.

    We have a proven track record of representing an Owner, Owners Corporation or Builder during projects to protect the interest of all parties involved and ensure works are undertaken in accordance with the contract conditions.

    We offer oversight and management of technical complexities whilst providing regular updates to all parties. This includes the inspection of works to assess quality, safety and conformance as well as coordinate and attend regular meetings.

    This service includes review of costs/payment claims, issuing of written instructions/letters/updates and confirmation of practical completion.

  • The team at Nostrum offer waterproofing defect investigation, diagnosis and remediation.

    This includes complex, atypical waterproofing designs that are not encapsulated or provided within the Australian Standards.

    Our waterproofing advice and designs are tailored to each specific project and takes into account site conditions, material selection and longevity.

  • Nostrum offer diagnostic and forensic investigative services to assess and identify building defects and failures.

    This includes the utilization of investigative equipment/specialists (i.e. moisture meter, electronic field vector mapping, thermal imaging, slab scanners, ultrasonic thickness gauges etc.) or intrusive works with the assistance of a contractor to pin point a defect.

    We determine the source of a defect and how long the issue has affected the property to formulate the most appropriate technical specification and asset maintenance regime for our clients.

  • Did you know that when you buy into strata you have an obligation to maintain and repair common property? Even if the defect is not within your unit? And some of these defects could cost hundreds of thousands of dollars to fix, meaning you may be required to pay thousands in special levies each quarter. Our common property inspection would endeavour to find possible outstanding maintenance and serious defects in the common property so you can be fully informed of potential issues in the future.

    Some common issues facing apartment buildings where the Owners Corporation are wholly liable and are required to rectify under the various legislation include:

    1. Repair of leaking roof, leading to replacement of the entire ooftop membrane.

    2. Replacement of flammable cladding.

    3. Leaking basements, causing loss of car space and excessive mould.

  • Did you know up to 80% of building defects are related to water ingress?

    Minor water ingress could result in thousands of dollars in damage and ten’s of thousands in repair costs. We typically use a thermal camera and a moisture meter to look at all external windows and internal wet areas. This may include a 15 minute spray test of each shower area to determine the likelihood of leaks.
